EXECUTIVE SUMMARY

This document presents the viability of the investment and operation of a gas station focused on the freight cargo and buses, with the type of a PETRO.

The concept of the station includes sophisticated equipment and a specialized service that goes farther than selling fuel, offering the services that provide the driver with a more pleasant and safe drive.

The location of the station is ideal. It is located in the midway between mayor cities in the North of Mexico where the freight lines come and go. In fact, several dozes of trailers stop to rest and stay overnight every day in Escalon, even without the gas station. The economy of the town depends on the trailer traffic. The measures of the traffic tell us the great number of trailers that are potential clients (an average of one per minute). The service for gasoline autos will be offered too.

1.1 MARKETING

The gas station will be located in Escalon, Chihuahua, at 72 kilometers to the southeast of Cd. Jimenez on the road 49 that goes from Cd. Juarez to Mexico City. This road is used by many freight companies to cover the route from Chihuahua to Monterrey, Guadalajara, Mexico City, and all the mid points. The measurement of the traffic indicates an average of 66 diesel vehicles per hour.

The closest gas station is located in Ceballos, Dgo. It is 31 kilometers away from Escalon, Chih. It is an old station with old equipment and the traffic flow is very uncomfortable and inappropriate for diesel vehicles.

In Cd. Jimenez there are two gas stations that have been modernized. The average of diesel vehicles that stop there is 10% from the total that pass by. However, the diesel areas don't have the additional services and installations that Centro Camionero Maba will have. The surveys that have been answered by the drivers tell us that they prefer to refill fuel in open places rather than in the cities because they can move around with their trailers more easily.

Another positive fact is that the sales of trailers have increased at the rate of 7% since 2002 even when the sales of other types of vehicles have decreased.

The average sale of fuel in Jimenez and Ceballos has increased as shown next.

According to Pemex, the estimated sales will be the next:

Gasoline

600,000. Liters per month.

Diesel

2,300,000. Liters per month.

All the factors put together, considering the location, traffic, infrastructure and the services make this project really attractive to the drivers, who in 75% of all the cases in the surveys have preferred to use our station. We will have a marketing program with freight companies and independent drivers in order to make payment agreements so that the driver does not need to carry too much cash.

Considering that it is a new gas station and it will take some time to make customers and according to the study of marketing we estimate the initial sales would be 20,000 liters of diesel a day, 10,000 liters of gasoline a day with a 10% annual increase.

1.2 TECHNICAL ASPECTS

The diesel area will have service pumps that will provide 120 liters per minute. The storage tanks and the pipes are made with double walls to prevent the spilling of fuel.

We will count with a pneumatic system to transport the cash from the filling areas to the safe box inside the main building, which has different security systems.

The gas station will have a parking area for 200 trailers, with light and a guarding staff.

The main building will have air conditioning, restaurant, convenience store, message center, public phones, fax service, public bathrooms, 3 steam-bath rooms, and a laundry room.

Outside there will be a diesel area with 3 head dispensers and 2 satellite dispensers. The Gasoline Area will have the capacity to fill 4 cars at a time.

There will also be an elevated tank with the capacity of 20,000 liters for the water storage and a truck service building with a body shop, mechanic and electric service, fixing and sale of tires.
